- Port Hope, Ontario was transformed into the fictional town of Derry for filming, with storefronts renamed, US flags replacing Canadian ones, and local theaters programmed to show 1989 films to establish the period setting.
- The exterior of the Neibolt Street house was constructed in Oshawa, Ontario, while interior scenes were shot in a former hospice building.
- Production designer Claude Paré spent roughly three months with director Andrés Muschietti observing sewer plans and designing the cistern set to maximize the limited stage space available.
- A haunted house clown room sequence was built six months after principal photography wrapped, on a sound stage at Pinewood Toronto Studios, featuring both real performers and mannequins dressed as clowns from different eras.
- The sewer sets were originally planned to be constructed from bricks for historical accuracy but were built from formed concrete instead due to budget constraints.
